Born and raised in Sonoma County, living in beautiful Healdsburg Ca. with our daughter Ashlyn Anne and my husband Jeff. I entered Real Estate in 1990 at the age of 23. Short sale approved, buyer backed out

Hello Donna, If your home has been approved for a short sell, and the bank has approved the price, I would re-list the home and put in the listing, Bank Approved Price @ whatever they have agreed. No doubt the agent working with you on this has spent a considerable amount of time to get to this point. It may be that your buyer may not show up in 30 days, depending on your time frame, the price may still be up for negotiation. In that case, foreclosure may be inevitable. Hi Ben,

From my experience a bank can take as long as they want. It depends on the circumstances surrounding the close. Is there HOA'S involved? Sometimes the previous owner is so behind, there has to be a demand in escrow for the homeowners and finding out who is handling them can be tricky. Also too, remember cash is tight, if there are any reasons, debt ratios, low BPO's (broker opinion of value) that the bank has reason to not make the loan, they could be looking for a way out. Of course this depends on who your doing business with and their strengths in this economy. Most of the Bank owned properties close on time, but several of ours this last few months have taken up to ten days after our original contract date. Hello Jill, Yes! there are homes for sale, here are a few: 1, 1131 Palomino Rd. 3/3 reduced to $749,000 fro $799,000 days on market 236!, build in 87 on over 1 acre with great views. There is Hoa's in that neighborhood, approx. $420 a year. Then there is 26824 Walnut Lane, 2/2 1450 sq. ft. listed for $724,000 dom is 215. Next is 1172 Mountain Pine, 3/3 built in 80. dom 124 listed for $699,000. 180 degree views, on 1.8 acre. Next is 26802 Oak Knoll 3/2 was $728.000 now $628,000. dom 185 1.18 acre. 26660 River Road$595,000 3/2, 1264 sq. ft. 144 dom. The last one is on 26803 Oak Knolls Terrace for $440,000, great deal. We would love for you to visit Healsburg and see what a friendly family town we are. There are weekly farmers markets in the summer, plus art festivals, antique shows and music events throughout the year.
