You certainly don't want to go with the person who sends you the most junk mail or refrigerator magnets.
Just because they are familiar doesn't mean you should list with them. Your dog is familiar - but you wouldn't list with them right? :-)

Most high-volume agents rely on tons of mail outs versus quality. Their business model is quantity - not quality.

You don't want someone who doesn't have many past successful listings either...

I could go on... but you get the idea...
