The pictures should always be the best they possibly can and must be taken with a wide angle lens with plenty of light.
Look at your house with a critical eye, look for the details.
Ask friends and family for their honest opinions.
If you have an agent, ask him/her what they are doing as far as Internet marketing.
An additional bonus or incentive to the agent who brings an acceptable offer can sometimes make a listing stand out, at least make it remember able, and sometimes might give it the little extra it needs to get it shown.

I have to agree with Edmund.
Also,Find out what your mortgage company will allow.
A 6% seller's assist may be common but your mortgage co. might only allow 3% or they might not allow a seller's assist. - Thu Feb 28 2008, 11:14
I'm not sure but taxes seem to be relatively lower in Newtown Square, Broomall, and Haverford.

This question is a difficult one to answer without knowing more.
But if you have 300k to put down on a property and are from out of town and will be out of town for the ownership of the property (10 to 15 years), you might consider a triple net investment with a stable tenant. - Thu Feb 28 2008, 10:46
You can always sign a buyer's agency agreement for a short period of time. Of course the agent will want the longest possible period. (this can not exceed a year). But explain to an agent the reason, 30 days should be acceptable, but even a weekend or two weeks is not out of the question. Have the agent explain buyer's agency to you and don't be afraid to take the paperwork and go over on your own before you sign. - Thu Feb 28 2008, 10:31
