Best to hire an agent. Interveiw 3 and go with your gut feeling. Look at the comps they pull and make sure they compare close to what your home is. realize that price is a very important factor.You need this property to be priced correctly. Too high and it sits and you will have to go through price reductions and fewer lookers. You will receive the most interest in the first two weeks it is on the market. So it is important to get it right the first time.
If your carpet is dirty and stained you will need to have it cleaned right away. make sure everything is in order. Even your closets. Kitchen should be spotless and clutter free. Bath room as well.
If your house shows well and is priced right you will get it sold. First time buyers will look past a repair or two if the house looks loved and smells good. Good luck. - Wed Jul 23 2008, 05:01

Hello I live and work in Hanover PA just a few miles away from New Oxford. I can tell you that the market here seems to be holding it's own. Housing can be priced very fairly. With some carefull planning and some good neighborhood reports you will be able to purchase a home now to enjoy and live in and then be able to resale in 5 years. Seems to me you should go tour the property with your buyers agent. If if you do not have an agreement signed. you want to have someone that works for you. Remember a buyers agent is paid by the sellers at settlement. So this is not going to cost you a dime unless the sellers agents and the sellers refuse to pay a Realtor commission. In that case you will need to pay the realtor. However you will need to pay a Attorney if you deceide to go it alone with the FSBO. No way can you trust and depend on the FSBO to guide you through this transaction. So there is no free ride! Do the right thing and use your agent. the agent can pull comps and reveiew the price with you and make sure you are paying the true price on the home. Also a attorney is in the office doing the paper work and that is his or her job. But your Realtor has the experance to show you this property and point out what needs to be addressed as far as inspections and repair. Do you think the FSBO will? - Tue Jul 8 2008, 05:06
