That question depends on price range and neighborhood. I work a lot with townhomes and condos priced under $275,000, and 20 year old townhomes in the $160,000 to $170,000 price range, that have been updated and/or are in true move-in condition, are having no trouble selling for list price in as little as 20 to 45 days.
There's also some great deals on bank owned condos that are selling for around $45,000 under assessed value in the $220,000 to $250,000 price range, yet some of those will still receive competing offers even though they need appliances, paint, and perhaps carpet.
I'm sure other agents that will concur that on average, our local market is fairing pretty well mostly due to our strong military and technology presence.
