They need to give 60 days notice and it has to be in writing. Anyone occupying an apartment without a lease has to be given 60 days written notice and preferably certified mail and only after the 60 days the landlord can proceed with eviction. That is my understanding I am not an attorney but I have had several cases like that in Bergen, Hudson and Passaic Counties.
