I believe in helping people find not only a new house but a new home. Originally from Lansing, Michigan I have lived in the triad for roughly 6 years now. I assist sellers with selling their home and buyers looking to purchase.

Can't agree more with you Glancer. I know i've been out there doing my part trying to turn people opinions around from the fear the media puts in them, one person at a time. I hear one of those buzz words and try to join the conversation or when people just ask me, I try my best to stay positive. Like another agent in my office said one side of the real estate transaction is always going to take somewhat of a hit. It just goes back and forth from the buyer to the seller. Inventory is slowing getting back under control and i've noticed people are starting to get out there again looking at least. They may not be quite ready to jump in and buy, but there is an interest so i see that as an huge improvement. It will come back, it always does. We just need to get people to look past what the t.v. and radio are telling them and dissolve that fear they have. I tell people that now is the time to buy. When you wait for the market to so called "stabilize" that means interest rates are going back up along with prices. Then you'll look back and kick yourself for the money you wasted by waiting. Also all these negative agents are driving me crazy. The market is what you make it. Stop whining about it, get out there and help ease the fear, don't drive it further by telling people how bad it is. It's really not. - Thu Jun 12 2008, 05:29
I am not a structural engineer by any means, however one thing you can look at when it comes foundation are the cracks in the brick. If it runs along the mortar that’s alright, those are “good cracks” However if it has a crack that bricks themselves are breaking then those are the bad cracks to watch out for. This should always be checked out and could be costly to fix. Price is hard to determine until the extent of the damage is determined. I would recommend always getting a home inspection and let the inspector know of your concerns so that he can pay extra attention. Don’t condemn yourself to thinking all homes have this problem and you miss a great opportunity to purchase a home and it’s not really fair to think that most of the homes there will have this problem. There is beautiful scenic areas all over North Carolina so that's going to come down to where you feel most comfortable. I am an agent and EcoBroker in Greensboro, NC. I know everyone says how great the area the live/work is, but I think Greensboro and especially Northern Guilford county as well as Rockingham and Stokes counties. We have Belews Lake very close with many beautiful homes to choose from. Also what is wonderful is the water around Belews stays warm for most of the year extending the time you can go out on it. We also have Piedmont Triad International airport here in Greensboro. We are growing so much around here and have the feel of a bigger city but with a laid back feel. You are still able to be in the county in no time. If you would like to consider more of this area I would love to send you a relocation package about Greensboro and all the greatness we have to offer. Also if interested in our area I can set you up on a website that allows you to browse from Illinois with the criteria you are interested in and will notify you of new properties when they are listed along with price changes. I would check with the county or the city/town of where you are wanting to buy a historic home and see if they have a historic home registry. Then find an agent that will pull homes for that area for you. If you like I know a few agents down that way and could give you some names if you like. I do commend you though. So many people want new and shiny now days that they miss those old gems that can have so much character to them. Hope this helps some.

To be honest this is more a question to ask a lawyer. To me it sounds like if it wasn't written into the negotiations of the contract than it opens it to a gray area that the law would have to make a call on. However if there is some question and you have so much riding on this I would at least call around and ask someone. However make sure it is a real estate lawyer. Any lawyer can quote you legal jargin but make sure it is one that has had additional training and education into real estate law.
