In the case like yours, technically you do not have the transaction until the bank does not agree to the short sale and approves your offer.
Your offer could be a "full offer" plus the fees but who said that was the price the bank will agree to. Listing agent came up with some price he/she thought it’s a good market price but again, the bank needs to agree to it or they should tell listing agent what it should be so when you place your full offer it is an offer the bank is looking for.

Hi this is Joe and I was the listing agent for this home. Normally I should not disclose this until the sale is closed but I spoke to my sellers, the closing is tomorrow so we should be OK. If you want, they are ready to give you the reference about their experiance in working with me
Although, public records will show sold price to be $225,000, technically this home has sold for more. Buyer's agent was assisting his brother and he did not charge his commission. Net to seller after the commission and all other fees was like it was sold for $231,750.
If we had your features we could get much more while additional 1.5 stall garage might bring at least additional $10,000 plus your sun room plus the updates which we did not have in this home. Other important factor was that my sellers really could not wait much longer while they already had another home on their sleeve...
Anyway, let me know if you are interested in selling while besides my very aggressive marketing I have several contacts/buyers that could not pull the trigger on this home but might be ready for yours... - Sun Mar 22 2009, 08:02
No it is not. It is on pending at $84,900 price. It looks like most of the information provided on Trulia is incorrect.
Web sites like Trulia, Zillow etc. are fun but if I ever decide to look homes somewhere else I will hire me an agent who will provide me with the most accurate information from that specific MLS. Maybe this is what you should do too.

It might not be an answer to this question but could add some helpful discussion to it.
Most likely this buyer is frustrated not getting a final answer to his offer and also most likely the reason is in the bank which does not cooperates with home owner and his/her Realtor. I am sure the Realtors involved in this transaction would be happy if they could call it deal done at this point.
I am wondering if there is any way homeowner and their Realtors could report these banks that do not cooperate to the State of Michigan or even to the Federal Government. They should be able to put these banks under pressure letting them know officially that they are actually extending this housing market agony with the way how they handle these cases... - Wed Feb 25 2009, 10:07
There are many good agents in Grand Rapids market area and it should not be hard for you to find one to help you with your home sale. I would be more than happy to be considered.
I am in this business just over 8 years but, for last 5 years I am specializing in selling expired listings. I carefully research why some listing did not sell and with my aggressive online and offline marketing I was able to sell majority of my listings very quickly.
