Last I checked, you had only given out 8 answer. At over 300 answers, you should see all the negatives that I have.

On at least 2 of your answers, you eagerly offered help and urged people to call you. Although you may be sincere, that will almost always get you a TD. On Trulia, it is bad Karma to ask for business. John the Bruce is also right: If you use this phrase at all (It's a Great Time To Buy), you might as well get out the calculator to help you counts the TD's On Trulia, that is pretty much viewed as a hollow phrase and utter nonsense.

Wear those TD's as a badge of honor! This won't be the last time you get them, regardless if the advice is right or not. - Thu Jul 17 2008, 20:26

Elvis is right on, and anybody talking about commission numbers on this board is foolish.

The one thing that I will never forget from my real estate training class, and I quote my instructor:

"You are on a golf course with 3 other Realtors. One of the Realtors starts a discussion about commissions. The other 3 Realtors should pick up their ball and clubs and walk directly to the clubhouse. From there, one or all of you WILL CALL the board and report that Realtor immediately."

Careful about this one, Mark and Gina! The sacred cow of West Michigan is Sunday. Not only do we have an inordinate amount of Realtors that won't work on Sunday, I have actually lost listings because I offered TO DO OPEN HOUSES on Sunday. I was viewed as "not Godly enough" to get the business.

In fairness, some of the best Realtors in Grand Rapids don't work on Sunday's. (Probably because it is a community norm and expected to a certain extent) it is not my preferred way, however.

Maureen, I would also ask her if she answers her phone on Sunday, etc, etc.

If you like her, but not the way she conducts business, you should interview more people. If you hire her, it will always eat at you that she chooses to work this way. At least she was fair and gave you warning. - Tue Jul 8 2008, 11:46

Yeah, I did lower the price last month. The agent did a lot of homework in the beginning to show what similar houses were selling for. We underpriced the competition and still no offers.

Certainly price is always king. I am always a little disappointed, though, that nobody addresses the "other" issue prevalent in this buyer's market.

This particular buyer's market is somewhat unique in that there IS ALSO A SHORTAGE OF BUYERS. Whether the buyer can't be financed, is scared to make a decision, or whatever the case may be, there are simply less humans out there who are buying.

I had 5 houses last year that I knew were properly priced, but were not selling. I stuck to my guns, and eventually sold them all at nearly full price. The common factor in each of these cases was that nobody was coming through the homes to even look at them (possibly perceived overpricing by potential buyers), but they weren't even coming in to make the determination. Once they did come in, I almost always got "WOW, I can't believe that this home is still on the market"

I am sure many of my collegues might disagree with me, but these homes were priced right and I knew that they were. I just had to get somebody through to see that.

That said, if nobody is coming through, it may not be the realtors fault. (or it could be). This market is so strange that it is really hard to tell. - Mon Jul 7 2008, 16:08
