"The sale of my home was quite a difficult feat. As we should all know, the real estate business is a tough job at this time and Mr. Freeman put a lot of time and effort into the sale of my house.
He dealt very efficiently with the assorted agencies and offices to complete my sale. He is extremely patient and determined to perform his duties for his clients and attend to their individual wants and needs during the interim and to make the necessary ins and outs to complete the transaction.
I was completely satisfied with the professional performance of his duties. He could be reached at any time of the day by phone or by call back to my phone.
I would certainly use his expertise as a realtor any time I need to sell a property again.

I had an estate situation with several legal issues involved. Many professionals flat out told me that it would be impossible to sell my home.
Chris had the patience to stick with me and investigate all of the laws and rules that were making the sale of my home challenging. Chris was ultimately able to get my place sold in spite of the extreme amount of work required and a system that was working against him.
I can’t imagine selling another home without Chris there to help me.

I am writing this reference in response to our experience with Chris Freeman as our realtor. We had our house up for sale for 6 months prior to listing with Chris. I think we were a little burned out on the whole "selling your house" thing. Chris was patient and worked to always answer our questions in a timely manner. His communication skills were awesome and we never felt like we did not know what was going on. Sometimes he would even call just to say, "I haven't heard anything yet." We will definitely recommend Chris to our friends and family. It is not always easy finding someone you can trust, but we felt we could trust Chris.

When I saw this site and the answers that Chris gave to my question I was very impressed. Then I saw that there was a phone number to call. Although very skeptical I called. Chris actually answered and gave me some very good and solid advice. Note I do not live in his geographical area and have never met him. I live in North Carolina, nevertheless it made no difference. He was professional, patient, explained everything so that I throughly understand exactly who to contact and what questions to ask. He was awesome. I am glad I had the opportunity to speak with him. Unfortunately, if you decide to "represent yourself" and try to capture commission to reduce your costs, you are not really representing yourself (at least not in Grand Rapids, MI where I work).
On those occasions where somebody has wanted to do this, the board still holds me accountable for the "unrepresented buyer". This means that I still incur risk from whatever actions you take, or do not take.
Since I am forced, I suppose, to take that risk, you better believe that I am earning that commission.
You get that "know it all" buyer who thinks that they can do it on their own, who promptly blames me when HIS mess ups cause the deal to go poorly. No Thank You.

You are almost never smart to go it alone. If you need help with the law, you get a lawyer....with medicine, you get a doctor....Accounting, get a CPA....Real Estate, Realtor or Real Estate Attorney.
I am not sure what you do for a living, but I hope that the people you serve respect you enough to pay you a salary when you do work for them. I am always amazed that people think Realtors should work for free or that what we do has no value.
The fact that this guy has to ask for the kind of help that he is asking for shows the lack of skill and education he has to get the job done on his own.
With regards to the situation I referenced in my earlier post, without going into the long technical details, The person I dealt with who thought he was better off without a Realtor got burned for $3600 because he didn't know what he was doing.

Yeah, typical response from somebody who doesn't respect the profession.
I just had a similar situation......as usual, the buyer outsmarted himself and got burned!
The buyer is entitled to 0% of the commission. If he isn't smart enough to get a Realtor, then he gets what he deserves.
Tell him to submit an offer and you will get it to the seller for a response. Your sole responsibility is to your seller, not this cheapskate, Yahoo who wants a free ride in life. - Tue Feb 24 2009, 10:37

However, I am hoping for a broader answer than just my personal site. My co-workers all have the same question and their sites vary from as simple to yours, to as complex as Quantum Physics.

I recently had a deal where the only thing I had was the business card of the listing agent. She was a very attractive blonde haired woman in her 30's.
When I had to drop off papers at her office, I was greeted by an older secretary. I asked her if she could show me to "Jane's desk" so that I could drop off paperwork and discuss closing details. The woman then informed me that SHE was Jane. Her Pic was 25 years old!!!!

You assume FAR too much when you say that "Charging a homeowner 6% of the price of a home with no cap is absurd and that is the reason that discount brokers are making money"
Certainly there are bad REALTORS out there, and I do concur that the market is making changes that will empower the people more....but you still can't replace experience.
When I read comments like yours regarding Redfin, I wish the whole market would turn to that type of system. It wouldn't take long for people to realize why a good REALTOR makes a difference.
Additionally, you seem to think the Realtor actually sees that 6% commission you are referring to? After you split it with a second agent, pay your advertising cost, assistant, fees, etc etc, I am lucky to see 1%.
