Sounds like most of your concerns were answered by other agent and I will agree as an Arizona Native that both areas are good. ASU does bring students and alot of them rent or purchase homes. The only thing I have not seen is if you were pre approved. I am a Realtor and a mortgage broker so I can help you structure the loan and get aproved before buying.
