About Me
Hello! My husband, Rick, and I are TN Realtors serving primarily Shelby, Fayette & Tipton counties. Sure we sell in the other 93 TN counties and 49 states ( with the help of our Realtor partners), but our Memphis, Germantown, Collierville, Cordova, Lakeland, Arlington, Bartlett, Oakland, Somerville, Millington, and Atoka clients keep us fairly busy. Hurry up and Wait! I remember those days as a Marine wife. :) Now is great time to buy! Home prices are about what they were in 2003-2004. Memphis is not an inflated market so our home prices stay fairly stable even in downward markets. Unfortunately, not all stats reported are always correct (ie - bank-owned properties may change owners a few times before being purchased by a family, thus the foreclosure rate changes w/ each new owner.)
The Memphis - Shelby, Fayette & Tipton county area is a wonderful place to raise a family with many school options available. Rates are low and home prices are starting to creep upward for the Spring/Summer selling season. :) Best of luck - Semper Fi! - Wed Apr 9 2008, 09:27

I agree whole-heartedly with Jo; Bartlett's stability is evident in the residents' demeanor. As for safe areas, the recorded statistics never lie. I always suggest that my clients review an area's crime statistics for the past year if they are not familiar with the area. Memphis Daily News is a good source for this information; I'm a tree hugger so I read online. Location...Location...Location. Railroad Tracks?

Funny you posted this question; I have clients looking in the same area and we had this same conversation last night. This was my answer...
Pros: Great area, fantastic construction, and gorgeous lots, E.Memphis/G'twn market value has not been drastically affected by the RR tracks.
Cons: Not everyone "gets used to" the railroad noise; regarding re-sale - Buyers always use the close proximity to the tracks as a chance to lower the offer price; safety issue if you have small children/grandchildren.
Your concerns are valid. I always show my clients the recent sales comps & appraisals to ease their concerns when they are buying in an unfamiliar area. Best of Luck and email anytime with questions. - Michelle - Thu Jul 17 2008, 09:23

Out of the 165 homes that closed in 38135 since Jan 2008, the days on market (DOM) range from 0-527 with 100-200 DOM being the average.
