A trustee represents the Bank, and is typically an attorney. You have to have cash to bid on pre-foreclosures.
If you want to purchase a foreclosed REO, you will have to submit proof of funding with a contract. Pre-Qualifying letter is required along with a contract. - Tue Jul 22 2008, 08:47
Hi Kara,
Installing hardwoods would make your house more appealing to buyers. I would need more information regarding your home before making an opinion on whether or not it would increase the value.
You might want to search the MLS to look at other homes for sale in your sub-division. You could compare the upgrades, and amenities from other homes to yours.

Everything is negotiable, and buyers can contribute to your closing costs. Also remember many Agents like myself are willing to credit 1% of our commissions to you at closing as well.

Looking 5-years down the road for home values to return is great in my opinion. You can increase the amount of equity by finding a home selling below market value.
The recent trends show buyers not as interested in moving too far from Dallas, due to fuel, toll fees, cost of living etc.
You can get more home for you money in Little Elm at this time, compared to Plano, however the area you referred to in Plano has always been a great market. - Fri Jul 18 2008, 07:07
