First time home buyer looking for house in San ramon

Unfortunately, in todays market, it will be extremely hard to find a single family house matching this creteria and upto $500 K.
Looks like you are one of those buyers who do not like old houses. A TH is a possibility, but still would be very hard to find unless you are somewhat flexible on the creteria.
In the brand new contruction the builders are contructing TH style condominuims. These are 2 Story units, but the adjecent unit overlaps. also the HOA for these might be high. If you are looking for a real TH, then you might need to consider outside of new construction. I recently helped one of my clients in San Ramon with a purchase of a TH built in 1995, in low $500+ K, with attached garrage and a feel of a SFR.
