In the real estate business, communication is the most important. One of the most common complaints I hear from people is that their previous agent was not in contact with them. This could very well be the case; like any industry, real estate unfortunately has its share of bad apples. However, it may just be that the client does not feel like the agent has been in communication with them in the method the client prefers. Many people like to hear their agent's voice on the other end, while others prefer and e-mail update. I will ask you what you prefer. I speak to my clients at least once a week. If you are selling your home, I'll let you know what feedback I received back from all showings, how the market is doing and what type of activity is going on in your neighborhood.

It's also equally important to have an honest agent who is dedicated to taking care of their clients' needs first. Sometimes this doesn't result in a comission for me, but I'd rather have clients walk away happy. I have a strong desire to please clients. If I take care of my clients, act completely honestly and within the guidelines of the Maryland Real Estate Comission, I am fufilling the requirements of my position and taking care of the needs of my clients.

I love working with first time homebuyers! It is a daunting process the first time you buy a home, and I enjoy walking my clients through every aspect of the real estate process. I'm also enjoying working on short sales. This niche in our market is a tough one. Many agents don't want to be bothered, but I love working on them. Working with a mortgage company and getting them to agree to completeing a short sale is frustrating, but it is so worth it if I can keep someone out of foreclosure. Short Sales are extremely emotional for the homeowner, and I'm here to help you through this tough time. I have a successful track record with short sales and I want to keep you from the bank foreclosing on you.

One thng you need to do if you don't have a realtor when buying any new home through the home builder is to get a home inspection. I know it's a new home and it sounds dumb, but I insist on my clients getting an inspection and you wouldn't believe what pops up. One other thing is a lot of these communities are still a bit overpriced in this market. You might want to look at the comps for area properties. I have a client that I am working on a short sale for that purchased a new home in March of last year. They are 100k in the hole. Try to negotiate the very best deal you can and be willing to walk away if it isn't to your liking. - Tue Jul 1 2008, 07:21
