"Dear Darren,
We’re finally getting settled into our new home and thought we spend a moment recapping our experience with you as our agent which was absolutely terrific. Our search for a home started over two years ago. We looked anywhere from Thurmont to Urbana to Emmitsburg to Lake Heritage (Pa) & back to end up in our beautiful home in Myersville, MD. When we started looking the market was at its peek, we had a different agent than Darren who seemed young and inexperienced. We knew in just a few weeks we needed to find a real professional in real estate and decided to give Darren a try since we knew him from our church (why we didn’t think of this first still puzzles us). Originally we thought that finding a home first and then putting our house on the market was the way to go since we didn’t want to have to put things in storage and move twice as we had done before. Darren recommended against not putting our house on the market first but we decided not to listen…….at first that is.
The first home that we found that we really liked would not consider a contingent contract and we ended up losing it since ours wasn’t on the market. So we listened to Darren and finally put our house on the market in July of 08. I remember the night that Darren came over to sign all the paperwork and how difficult it was for us to listen to Darren tell us what the market had came down to…..but he carefully explained the fact it was coming back down to reality really. We were very stubborn on this at first to lower the price as suggested if we were serious about selling in the “right range”. We found the house we loved in late August that we ended up buying. Darren said we would need to be more aggressive if we wanted to get the home of our dreams. That meant that we would need to lower the price of our home in order to get more showings. Luckily the owners of the home that we wanted were willing to take a contingent contract since theirs was on the market 2-years (another sign of the declining market). So we lowered the price much to our reservation. Darren continued to update us on the market values and we continued to get more and more frustrated. So we dropped the price on our home and we still had no offers on our home after the first month of our contract on the home we wanted to buy. Once again we were able to negotiate another month on the contract on the home we wanted to buy.
A few days after that Darren was knocking on our door again to try and help us move our home. He continued to tell us LOCATION/ PRICE/ CONDITION. He this time told us that we needed to do some updates if we wanted to sell our home. We thought is this guy crazy after what we just dropped the price on our home now for the second time and knew we couldn’t recoup the cost of updates. We took his advice right away this time and went through some crazy months of various contractors working around our house.
Once again at the end of October our contract with the new home was expiring. My husband and I talked with Darren about this and we all thought that the best option was to let the contract go. Our thought was that if we had to drop the price again we could offset it with a lower offer on the other home. We prayed about our dream home a lot during those few days. Not a week later we got an offer on our home. It was not at all what we had thought it would be. Darren worked with the other agent and we were able to come to a happy medium. Darren was also able to go back to the owners of the other home which had not sold yet and get the other owner’s to reduce their price to match the reduction we had to take resulting in getting the “home of our dreams”.
Darren’s knowledge and work ethic is top notch……a 5-star agent in our experience. We would recommend him to anyone as he will go the extra mile if you’re willing to listen to him

I hear your frustration-- I would say that "NOT all agents are the same". I highly reccomend an agent that is CRS cretified and can SHOW you a very agressive marketing plan to help get buyers in the door. If you are priced very competitively (About 7% below CURRENT appriased value) and show like a model home and have no other major defects like location- level lot vs. sloped hill- busy street- etc. then you should be good to get offers in under 120 day market. Buyers dont want to live in a card board box- they are out there looking for a great deal -- the golden rule in any market is- 90% price- 50% location- 50% condition-

I submitted an offer for a CASH buyer a little over a month ago for a buyer- they wanted to go about 30K below asking price since the home needs some TLC and then some! The Bank took 34 days to even respond after 20 phone calls from the listing agent and they did not even counter back- "REJECTED"- they buyer and I were stunned- so we moved on to greener pastures- Banks are acting very unrealistic especially if they are from another state- they just don't seem to get it yet- but hey- in a few more rounds of that stuff and they will be calling me back to find out where that CASH buyer is!! - Mon Apr 7 2008, 19:57
Great question- I work with various builder and the word on the street is "SELL" . Many are dumping inventory to just pay the loan off as well as not buying land as they are very much over leveraged and cash poor.
