Thanks Cameron, I did call my legal hot line prior to submitting offers this way (and while you are not allowed to publish their opinions) they did say the same thing... as long as I was not trying to change the commission offered I was OK. I send a copy of the MLS listing with the offer to show that I am not doing that. Our problem is that there are several unscrupulous agents out there listing short sales and playing a shell game with the commission AFTER the offers are submitted. Even when you point out that they are in violation of SOP they continue. I guess we're going to have be wiling to file a complaint.... I just hate to get into that whole process. Just checking thing this morning, the listing agent on the home that I referenced earlier still has it listed at 3% to buyers agent.
