About Me
I am a professional real estate agent and Eco-Broker with Century 21 Gold Key REALTORS in Vinton Virginia. I work the Roanoke Valley and its surrounding regions. I specialize in "Green Homes," and am an Eco-Broker that has been certified through the Association of Energy and Environmental Real Estate Professionals and EcoBroker International. I provide added value through uncommon knowledge of energy saving home features that can save you thousands of dollars in energy bill costs. While most agents know green homes are beneficial, most don't know enough about green technology to speak with any authority-I do.

I received my real estate education through what is highly regarded as the premier real estate school in Virginia, the Moseley and Dickinson Academy of Real Estate. I received my real estate salesperson license through the Real Estate Board of the Commonwealth of Virginia. I am a member of the National Association of REALTORS and of the Virginia Association of REALTORS. I have taken continuing education courses through Century 21.

My goal is to help you through the sometimes confusing but ultimatley rewarding home buying/selling experience. In this current market, having a knowledge of how to be seen and heard in an overcrowded marketplace is key. I have that. Not only did I get my real estate education through Moseley-Dickinson Academy of Real Estate but I am also finishing up my senior year with a Bachelors Degree in Public Relations and Advertising. I have had a similar experience and the best you can do is try to negotiate. Most buyers agents in this situation will want the full three percent. They hold all the cards and the fact that it is subject to lender approval puts you at a negotiating disadvantage. They know your client needs it and they will use tht to their advantage. The best you can do is try to reason with them.

You could also check to see if any agents in your area have an Accredited Land Consultant (ALC) designation which means that they specialize in land brokerage transactions.

HOW CAN I LIST MY HOME FOR SALE WITHOUT AN AGENT?

You can list as a For Sale by Owner and the other comments provide good advice to do so but it is not what I would recommend because the home selling process is a complicated one and in todays market it is even harder to sell when you don't have experience. Also, people with REALTORS typically sell their homes for higher prices in quicker time. If you absolutely have decided to do a FSBO please take the following advice, offer the Buyers agent a 3% commission. Some FSBO's don't do this and that will make selling your home virtually impossible. It is a hard process and not offering 3% to buyers agents makes it almost impossible. I hope that helps.

Hope everything is going well. By almost foreclosure you may be in what is called a short sale situation in which I am involved in one right now. If this is the case, a short sale is when the bank agrees to take less money than is owed and to call the debt owed and the seller wont get the stain of foreclosure. A few things to keep in mind are that the lender in this situation is the one that has to sign off on the offer. Also, if there is more than one mortgage, both have to sign off. A tip is that the banks dont want to go into the foreclosure process because on average it can cost around $30,000 to go through. So they will be losing money. So my advice is to put in a reasonable offer that is still practical because even if the sellers want to take it, the final call is with the lender. I hope that helped.
