I'm a broker and recently made a good offer that got rejected without a counter, on a house that was 13 months vacant on the market. Moral of the story: you never know what motivates a seller.
If you do not work with a Realtor yet, now it's time to start doing so. Someone with local knowledge preferrably.

Mollie,
ask your realtor to explain exactly what your contract states in a case like yours. You are probably correct in assuming that your deposit(s) will be lost. Depending on your contract, your seller may also ask for specific performance and/or damages.
We realtors are not allowed to give legal advice, so if your realtor can not provide all the answers (plus, s/he just lost a deal, so there is probably a bit of unhappiness hovering), or if it's get complicated, it's time to get a real estate attorney aboard.

I'd say no.
The difference lies in the agent, who should be local, experienced and have a track record, especially in this market. And please remember that even the best realtor is not a silver bullet if the cards are stacked against selling a property, for whatever the reasons.
In your case, if you haven't done so, try a broker-open with anonymous feedback forms to get more insight and eliminate the most obvious obstacles to a sale.

as a previous landlord and realtor, I agree with Barbara's advice:
make a detailed written list of everything wrong, call the landlord to discuss it calmly and professionally, agree upon a timeframe to fix everything (if he agrees), and if that does not help get a recommended real estate attorney asap. In the meantime, please do not withhold rent, which is not a good move.
