Hi Betty...the bank did not "buy it" for $100, they bid what was owed and no one out bid them and as such they merely won the opening bid at auction. In order to proceed it must be determined if the bank has title yet and once that is determined, the bank will eventually put it back on the market but it could take months.
If you post the address, anyone can look it up and advise you further. - Thu May 1 2008, 19:50
I guess I'll answer your question directly. If you need an agent willing to to take a 2% commission on a new construction and give 1% back after closing..I will GLADLY work with you. email us at questions@realestateradiousa.com.
Can't believe some of the answers below. Whatever you need ..please let me know and we'll see what we can do to help you. - Tue Apr 29 2008, 07:14
Might be time to change agents. Do you know what kind of marketing your agent has executed on your behalf? Don't assume. Ask. Ask him to bring over all of the ads for newspaper, magazines etc, ask him to provide you with all of the websites and the URL showing where your property is currently being advertised.
You may be very surprised just what you were getting for your 6% or so that you were being charged. Furthermore, ask the agent his "batting average"...meaning how many homes he ahs actually closed on this year versus how many he has listed.
Now it may not be the agent's fault completely here. What do you have your home priced at? If it's at the top of the market it may take longer. Sellers need to be VERY realistic in pricing. In determining Current value really does not matter what you paid for the property and many amenities may not matter either.
You may need to take a good hard look at the reality of the market. This is not a time to "see what you can get". If you need to sell it, price it agressively and try to move it.
If you don't need to sell right now you may just want to take it off of the market.
Mary Jo, I wish you well with your home searching endeavors. As you can clearly see...the sharks they do love to circle, and they get quite agitated when questioned.
Be careful out there and if you need any unbiased information or any questions answered with no pressure to "sell you something" or get you to sign anything, be sure to drop us an email at questions@realestateradiousa.com.
In any event, have a great Sunday afternoon! - Sun Apr 27 2008, 07:58
Hi Mary Jo!
Tired of the Long Island winters? Well I used to live in Jupiter. What's not to love about it. You get one of the quietest, most pristine beaches in the South Florida area, some really great fine dining, and coming from Long Island you might be interested in some great deep sea fishing and boating either on the ocean or on the Intracoastal.
Not like LI, the ocean here is azure blue and sometimes when the sun is right you can see almost 40 feet down. I bet the kids would love the swimming and maybe even the water sports activities.
I could go on and on but suffice it to say, I have nothing bad to say about Jupiter except one thing. Don't buy anything basically too far west of US 1 all the way to the Turnpike (check a map). Once you actually get past the turnpike (a good stretch from the beach) you'll find the rural area of Jupiter and I do mean rural.
As for schools, there are some really good private schools that are'nt that expensive. Relatively speaking to what we all are used to paying up north. If your family likes baseball and a cozy neighborhood feel you might want to check out the Abacoa area of Jupiter. really hometown feel with a great shopping area, and an amphitheater and Roger Dean Stadium where the St. Louis Cardinals play their spring training games and their minor league team plays the rest of the year. It's not the Mets or the Yankees but it's still fun.
Here's a hint that I am sure might tick some people off, but don't give out what you're willing to spend. It's like telling most agents how much they are going to make..like putting chum in the water..if you know what I mean.
Inventory in South Florida is so overwhelming that unlike New York you'll be able to cut a great deal down here and pretty much find a property that you'll love at 15%-30% below what most consider current market value.
Don't go for the usual pitch. Check things out on line, do your shopping anonomously, and when you're ready THEN call somebody to show you around.
As you probably can tell, we are not real estate agents but rather we host the #1 Real Estate related talk show in the USA and we encourage consumers to obtain as much education as possible and we would be happy to provide you with as much information on the Jupiter market as you desire...for free..just either listen in to our show or check out our website. If you have ANY questions at all...feel free to drop us an email at questions@realestateradiousa.com.
Love to help provide you with all the information that you need with no obligation. And IF it ever gets to the point where you need a reputable agent, we can refer you to an agent in that area who not only will make sure you get the best deal, but would be willing to make sure you walk away with cash at closing. Yes, they rebate a large portion of any commission on the deal.
Good luck, ask around and I hope everything works out for you!
P.S. Jupiter is a great little City...it's kind of quiet but great for kids. - Sat Apr 26 2008, 21:54
It's not unusual for a home in South Florida to have code violations. The code inspectors have been cracking down recently and with the amount of foreclosures many homeowners have had a problem correcting the violations.
When you are looking to buy a home with violations you need to see what the violation is, how much it is going to cost to clear the violation and most important..make sure there are no fines running or if there are what will be needed to have the fines "abated".
We love homes like this because they often are very profitable but you have to know what you are doing or you can be burned big time.
If you would like mor einfo as to how to buy a home at a discount because of code violations please feel free to email us at the # 1 real estate related radio show in the USA..Real Estate Radio USA at questions@realestateradiousa.com - Sat Apr 26 2008, 22:01
