The average sales to list price this past quarter is about 15 to 20% off list price. The ratio between the original list price and final sales price can end up being much higher. Our prices continue to be under pressure due to the high inventory, although there is alot of buyer activity within the past few weeks. We have several multiple offers going in our office currently on properties, so buyers are starting to see value and there buying. There are alot of good deals out there right now and the buyers that are getting the great deals are the ones making offers, lots of offers. Don't miss the boat! The property 238 West Seaview Drive, Marathon, FL closed on July 18, 2008 for $1,000,000 US Cash. The property at 257 did not come up in my search of the MLS system. If you have an MLS number on the property I can find the information you desire. All sales data can also be found on the Monroe County Property Appraisers website about 6 weeks after sale date.

You can go to my website and type in the MLS number of the property to get all of the details. From the "Home" page click on the "MLS Search" page. Type in the number(s) there and have at it.

Yes, this property on Big Pine Key closed on October 31st and sold for $95,000. My Big Pine Key office listed and sold this property. This was a fantastic buy for the new owner and there are more like it coming up every week. We have a lot of properties pending in the Lower Keys currently and well priced properties are going fast. Well researched offers are also being accepted despite the list price. The way to get a great deal is to make offers...lots of offers.
If you want to stay on top of these listings I would be happy to assist by sending you email alerts with new listings and price reductions as they come onto the market. In order to take advantage of a great deal you need to be able to move quickly. If you are an out of town buyer it will be a benefit for you to identify and utilize a professional Realtor to help make it happen.
