If you like the community and you're happy that the price is competitive, then go for it!
On the other hand, where clients come to us looking for an independent view, we recommend that they consider (& visit) some of the other and more popular short term rental communities before reaching a conclusion. You may have done this already, of course, and ultimately it depends on your personal preferences and goals.
As far as occupancy rates are concerned, our experience is that in most cases the community is not the biggest factor. You can sometimes get high occupancy levels in a variety of communities if you work with travel operators. Sometimes these arrangements start out looking good but deteriorate quickly due to high costs and low weekly rates.
Our most successful clients have been those carrying out their own marketing, where the home and it's features and maintenance have been more of an influence in attracting visitors than the particular location. We have helped many clients to start off this way and make a long term success of it.
