I have been selling real estate in the Hamilton County and surrounding area for 10 years. I work hard to help my clients find the perfect home. Guarantee Buys are the way to go if you are in a tough selling market. Brownsburg right now has about 30% higher inventory than usual. You need an agressive marketing plan and a good buyout figure for the home just in case. I will provide you with a Buyout sale price withing 24 hours of touring your home. The land in Carmel has gone up quite a bit in the last several years. The builders costs have also risen. It is getting very expensive for a builder to produce the same product he did 3 years ago when the appreciation on homes has leveled. Their costs are still rising but the appreciation on homes is not. What they priced a year a go and started to build will not pull that dollar amount any more. Builders who once did not negotiate on the sale of their home are now flexible in their price. I also can pull up their inventory and find out how many homes under construction they have. This too will affect how motivated they are. I am very good at negotiating on the sale of a home! - Wed Apr 23 2008, 12:15

Though I am a Realtor in Indianpolis I have access to a data base that will pull the top real estate company in that area and search through their sales to find their top agents. This is a lot better than picking an agent over the internet who has a "pretty" web site but you dont know about their sales background. I will research and find the agent who has a strong internet based marketing campaign and then send you their name and number. NO COST TO YOU. The top agents utilized the internet to its capablity.
