I've visited the Bushkill area a few times for weekend getaways. The house where I stayed was right across the street from a small lake. Woods and hills are everywhere. Very clean and quiet. The air is clean and fresh. The water in the lake was so clear, you could see the bottom of the lake 20 feet away. Beautiful nature and scenery.

I will have to disagree with some of the comments here and would like to chime in. When I started in real estate, I was working full time. We're all human and need to support our families. I could receive emails on my phone, so wherever I was, I could return a phone call or an email immediately. Many times, I've ran into situations where I had to try to get in touch with a full time agent on multiple occassions, with no success.

A full time agent is great, but part time agents are not bad. When I was working part time, I was working 50 hours a week in real estate. Is that part time or full time?

Just make sure that you pick an agent that you're comfortable with. Someone who doesn't throw sales pitches at you and paint a colorful picture, but someone who you can talk to like a friend. It only takes one person to visit your house and fall in love with it, so the agent who has the most targetted marketing plan, should probably be your agent of choice. Your decision should not be based on how many hours the agent works, although they should be professional and ethical.

Are there any 55 and over commnuities in the area.?

Are you looking specifically for Yardley area or surrounding suburbs as well? You can check out Regency of Northampton or Traditions of Washington Crossing. These 2 are newer communities with all the ammentities that you can think of.

currently, there are 6 townhouses available for sale in Center Point Farms. They range from $372K to $462K. More expensive townhomes have 5 bedrooms and the cheaper homes have 3 bedrooms. 4 townhomes are currently under agreement and 6 townhomes have sold in the past 6 months. So this subdivision seems to be doing pretty well with lots of activity.

I would suggest that you listen to your agent. She's working in this market, so she knows what she's talking about. Many of us were hoping for a bounce back, but I think we're still a year away from hitting the bottom. According to building permits, that number keeps going down every month, which is a good indicator of how the market is doing.

If you're planning to wait until the sellers market, I would suggest to take your house off the market and wait until then. 6 weeks is just not enough to get an offer. In my area, the average number of days on the market is 76 days. As long as people are looking at your house, you need to continue be patient. Make sure that your agent advertises your house all over the Internet.

Recently, I sold a house to a lady from England who was transferring to my area. Because of online exposure, I was able to make a sale. Never underestimate the power of Internet.
