It all depends on what you consider high taxes. By Essex County standards, Livingstons taxes are not that bad and as you mentioed, you do get an excellent school system to help justify the taxes. There are a few other Essex County communities (Roseland, Cedar Grove, North Caldwell) that have lower taxes on average than their neighbors. These communities are all within an hour commute (less than 20 miles) of NYC. I would be happy to help you find a community that matches your specific needs. - Wed Sep 3 2008, 08:13
There are several communities along the NYC train line and near NJ highways that may potentially suit your needs. I live in West Caldwell and like Gina, am also familier with the area. There are currently only two active listings on Richard which is certainly not unsual. It is a nice quiet area with a mix of home styles to suit a wide variety of housing needs. The same could be said for Caldwell/West Caldwell, overall. We have a wide variety of home styles ranging from early 1900 colonials to mid century capes and ranches to more modern day splits and colonials. There are a lot of options for housing that seem to meet your general requirements for transportation convenience and "things to do". Coming from Virginia, you are likely used to having significantly more purchasing power than you have in the Northeast. There are several communities I service near the trains/buses you would need for your mid-town commute. I see you are moving out to NJ from the Bronx. If you will need to commute back into the city on a regular basis, West Orange offers very convenient commuting options as do several other Essex County communities. As far as price is concerned, you should have no trouble finding a nice townhome in the price range you indicated. In fact, I know of several units that are very nice in West Orange and surrounding towns that are available in the high $300's. Pros for West Orange would definitely be commuting convenience and, I think, very good value for the price...Cons would certainly include fairly high taxes.
