What can you get for $450K in the UCLA area?

Hi Dirk,

I just ran a search in Westwood for properties under $475,000 and there are 13 on the market, all condo's. They range in price from $295,000 for a studio of about 250 square feet in Century City, to a 2 bedroom for $470,450. This was just for the area called Westwood/Century City. There are other nearby areas that may have more listings, it will just depend on where you would like to be. Feel free to search on my website or call me!

Should we buy a house that has had renovations w/o permits?

Purchasing a home that has unpermitted rooms is a risk, but you have to look at what you are getting for the price, how the unpermitted work affects the overall house, and if they are trying to price the house with the unpermitted rooms as being part of the price per square foot. I've sold several homes that had unpermitted rooms that we called "bonus" rooms, and disclosed what we knew about the construction. We based the listing price on the actual square footage of the home that was permitted, and the buyer had inspectors that could spell out the ramifications. Without seeing the house and knowing exactly what was done, I am not qualified to comment, but I think a discussion with your inspector and your agent is in order. Many people do remodeling of their homes without permit...even though you are supposed to pull a permit on everything. If you remodel a bathroom with new tile, it should be permitted...but most people won't do so. Look for walls that have been moved, additions to the house and anything else that might change the structural integrity of the home. Again, this is not my area of expertise, but I wouldn't necessarily run away from a house without permits until you had the full picture. Best of luck to you! - Sat Jul 19 2008, 21:54

You could get a decent condo in a good area of the valley, most single family residences in this price range will be in more outlying areas of the valley. I am assuming you prefer the westside, so the areas in the valley that would be convenient to the westside are sherman oaks, encino, tarzana, and studio city. How much can I spend on a house and where?

HI Greg,

There are currently 28 condo's on the market in Sherman Oaks for $350,000 or less. Based on your $50,000 downpayment your mortgage would be approx.$1800.00 (@6% interest). I am not a lender so I can't qualify you, but if that sounds reasonable to you, then you should be able to afford something in Sherman Oaks. Greg, Sherman Oaks is a great area to start, it's highly desirable and conveniently located for the valley and the westside.

If you have a lender, why don't you get prequalified to see what you payments would be and if you would be comfortable at that level and then we can see what price range makes sense for you.

If you don't have a lender, I can offer you some recommendations. I work in the Encino Office of Prudential and would be happy to sit down with you to discuss further!
