Hire a Real Estate Broker that specializes in the area where the property is located. It is well worth the investment to have a local property manager.

It would not be my advise to furnish any rental with the best quality furnishings that you can buy. Remember normal wear and tear will be normal and after several months of use the furniture may have stains, scratches or even get damaged. Rule # 1 Never furnish any rental with anything that you care deeply about.

A good maid service that reports to the property manager for payment and instructions can provide you with the eyes and ears needed to protect your investment and will provide a luxury service to your seasonal tenants. Bed Making, Cleaning ect.. The property will be taken better care of if someone comes daily to do the house cleaning. And this is a great marketing tool. Now your tenant can enjoy the Florida vacation instead of maintaining a house. The service should all be included in the rental agreement.

Yard maintenance should also be done by professionals. Remember your seasonal tenant is here to enjoy the sun and the fun. If they have a good experience then you can expect them to come back to your home year after year. - Thu Nov 26 2009, 06:45
