I started selling Real Estate in Dublin 15 years ago because I thought it would be a great career for a Mom with 3 kids. And it is!! Good question. You CAN and should always have your own representation in any type of real estate transaction. An agent can help you make sure you get the property in a safe and habitable condition.We check to see that all fines and liens on the property are paid before you take title. Condo in dublin - $345000 ...is it for real?

I did a search on this property. The Condo at 3265 Monaghan St. in Dublin sold for $585,000 in November of 2005. There are no other records for this property. This complex in Dublin Ranch has 3 properties for sale at this time . The lowest price is a 2 bedroom for $440K the rest are $525 - $558,850. I dont see a sale below $400K at all in this building. Let me know where you found out this information so that I can verify for you. There are however plenty of properties in the mid $300Ks. If you are interested in checking them out , send me an email and I will forward them to you.

These are Beautiful homes with all the Bells and Whistles. The location is great for those that need to commute. It is important that you select a unit on the San Ramon Valley road side and not on the freeway side. Resale value is important. A good example of long term property values in the area are the Vintners and the Gardens down the street on Alcosta. These were built in the 1980s for the first time homeowner who needed to be in a good commute location. They are outdated and small but still selling very well even in a down market. I think this project is very nice and well planned. It’s close to everything and the units are beautiful. For the best resale value, I like to see my clients consider a single family home if possible. These town houses however, are a great alternative and affordable for what you get. And YES, make the offer but have me negotiate a good price for you!!! - Thu Dec 13 2007, 14:51

Tassajara Meadow is a very nice new area of Dublin. However you are right to be concerned about property values dropping. Once one seller takes a low offer the others usually do follow suit because the last sale becomes the new benchmark. Appraisers will use the latest sales in thier comp calculations so even if the new sales are above the last sales they may not appraise. The key here is how long do you plan to live in this house? If you can hold it for at least 5 years you should be fine. This is NOT a market to buy and turn homes. Tassajara Meadow is a great place to live. The area has really developed very well and will always attract buyers who want a nice family neighborhood that is affordable.
I would say go ahead and put in your offer but plan to wait out this market.

There are some great deals in Dublin these days. If you are looking in the low 200Ks there is a fab 1 bedroom on Starward that is totally redone. Very nice complex that has been converted. Its in old Dublin across from the senior center, so close to everything. I also have a wonderful listing you can look athttp:// www.7317BowerLane.com Its a townhouse in Ca. Highlands. I have it listed for $559K There are so many contingent buyers in this price that it is still waiting for the right one. The lower priced units appeal to the first timers that dont have a down payment or a lot of cash for closing costs. If a seller can offer a credit for closing costs or to buy down the interest rate then some of the lower priced untis will sell leaving those buyers open to makeing non contingent offers on the bigger untis. I think that once the lower end buyers get ready , we will see some of the midrange housing move....its like the domino effect. - Wed Jul 18 2007, 14:40
