My first advice would be to find a good Realtor. All the questions you asked will be handled by them. I would research the area sales around the home you like to come up with a good offer price. Typically, the bank has an agent listing the home that the offer would be presented to.

Hello Wendy,

I have a direct banker I deal with that I believe offers a package, depending on your credit/income, that is 30% down. I'm not sure if they have something better, but I will check it out on Monday. Please call me when you have a chance.

Hello Scott,
I have access to a private company that does lending on commercial properties (5+ units) with possible 100% financing. The program is not credit score driven, it is based on the income of the property. Right now they are offering a 30 year fixed at 4%. Yes, 4% fixed for 30 years. You would have to submit more paperwork than usual, but its well worth it in the end. If you would like more details, please contact me.

Bank of America Closing Costs

I have a current deal with BofA right now. Its a VA loan, but the closing costs are in the area of $17k! There is an addt'l fee charged by the VA for around $8k, but they are still very high on fees. My clients doesn't have great credit.

I'm sure that if they are paying closing costs, they are getting their money back somewhere else, which is usually a slightly higher interest rate. - Tue May 6 2008, 09:46

I specialize in closing deals!!!! My exprience as an investor has helped my negotiations skills greatly. I'm always thinking inside and outside of the box all the time. Getting deals is great, but closing them is always better.
