Mike Lefebvre: The Uncommon Agent

In addition to being a licensed Real Estate Salesperson with Hallmark Sotheby's International Realty, I am also a Certified Residential Real Estate Appraiser. My extensive appraisal experience gives me keen insight into market values which is a benefit to both buyers and sellers alike. For buyers, I make sure they don't pay a penny more than the prospective property is truly worth in today's market. For sellers I make sure they accurately price their property in order to maximize returns and minimize time on market.

Most Realtors can only provide a CMA (comparative market analysis), but I take it one step further and provide my clients with Certified Residential Appraisal, the same report Fannie Mae and Freddie Mac require for lending purposes ($300 value).

I have won two national contests for my creative video marketing campaigns, and I guarantee that my marketing program for sellers absolutely blows away what 99.9% of the competition is offering! Gone are the days when a simple yard sign and an MLS listing was all you needed. Best way to find a better agent and let ours go?

What type of signed buyers agency contract do you have with your current agent? As Fred said, if there is not a formal document in place it may be as easy as politely explaining that it's not working out and moving on. Not every agent is a good match for every buyer.

Your window of opportunity for getting into a new home by October is still pretty good. It sounds like you are fairly pro-active buyers who know what you want, so it shouldn't be tough to make this happen. Look at the terms of your buyers contract with this agent. If nothing is in place, have a conversation with him and let him know you feel like it's not a good fit working together and find a new agent. If there is a contract in place, still have that same conversation. I personally NEVER force anyone to work with me who doesn't want to simply because they are contractually obliged to. My buyers work with me because I provide a valuable service to them, not because they have no choice.

I just helped two parties purchase homes in Holliston last week. One of them simply moved from one part of town to another, which says a lot about the town.

The only recent sale on that street was #19 and it was listed by Susan Papalia and sold by Michael Sibulesky, both of Prudential Howe & Doherty (978.475.5100). It sold for $960,000 on June 29, 2009. - Tue Jun 30 2009, 02:34

2009 taxes are $7,222.78.

The listing agent is Paula Finigan of RE/MAX Executive Realty ( (508) 930-8585 ) but I would caution you against viewing the property directly with the listing agent as she is contractually obligated to represent the seller's best interest.

As a Berklee College of Music graduate (Class of 2001), I continue to enjoy listening and playing (drummer) all different kinds of music. The range of styles run the gamut. Rock, Funk, Metal, Jazz, Country, Bluegrass, Hip Hop, Hasidic Reggae....it doesn't matter. If it's good music, I'll happily check it out!

Being a Dad
It's the hardest, most demanding, most rewarding and coolest job I've ever had. I am the lucky and extremely proud father of the world's two most perfect kids (not biased, right?). Although I truly love what I do for work, honestly they're the #1 reason I get out of bed and work like a madman every day!
