James, Your agent should present your offer with a CMA showing what other homes have sold for in that immediate area. It would be reasonable for your offer to be on the low end of homes sold. In this market we have some buyers going from home to home making really low ball offers just to see which offer will be accepted. In most cases the sellers will not even counteroffer. If you are looking for a home to live in then your priority should be that you love the property, you can afford it and you feel it is a good investment for you and your family.
