In order to have your home legitimately offered as a "short sale", you must be at least two months behind on your property, in which case your credit score has already suffered. If you are not behind, there is no legitimate "short sale". Have you negotiated with your bank to do a "short sale"? You may have your home erroneously listed. Everyone doesn't understand the qualification. I would suggest talking with your lender and possibly a real estate attorney to make sure that you are doing all that you can do to salvage what you can in your unfortunate situation. - A few hours ago

Having worked closely with property owners who hold rental property here on the Gulf Coast, I can tell you what a vacationer or snowbird is looking for. If you want to do weekly rentals from May to August, vacationers want a pool (preferably one on the property), gulf view or gulf front (although the price of a gulf front for many families is prohibitive), or at the very least within 1 block of the beach. The closer to the beach, the higher rental revenues. However, the closer to the beach, the higher your expenses, too, such as insurance and original investment cost. The more amenities you can offer, the better. When on vacation, they want "creature comforts" such as well stocked kitchens, and opportunities to expand the sleeping capacity. Snowbirds generally want a lower price, but they want the amenities when possible, too. Amenities are not as important for the longer term snowbird rentals, however. A condo frequently has large association fees, but also frequently offer property management capabiliites, which can be 30-35% of your rental income. Lots to think about. I am a native Pennsylvanian, so I can give you a "little" information. Due to the proximity to New York City, Scranton probably has not suffered quite like some areas have. Scranton tends to be a little more stable that places such as resort areas in Florida or California or Las Vegas. I have a home in State College, PA, and those properties have remained pretty stable over the past 10 years. Money at the present time is more difficult to get, and that will have some effect on the housing market in terms of purchasing power, but most places in Pennsylvania did not experience a "boom" that needed correction. A transaction broker agency gives you the most opportunity for getting your home sold, because they are free to discuss your property with other agents in their office--important especially if they are part of a larger office. The transaction brokerage has NOTHING to do with marketing of your property. A good realtor will make sure that you have a good marketing plan in place to "get the word out" regarding the qualities and availability of your home. A good marketing plan would include a quality yard sign, quality brochures, huge internet presence (since 86% of all real estate searches start on the internet), and good communication skills with buyers as well as you. They should be able to demonstrate to you their plan for staying in touch with you to keep you informed as to the progress of this plan, and they should be able to demonstrate to you that they have quick response ability to any potential buyer who might be shopping for a home such as yours.
