Call your lender or servicer and ask if they have a Loss Mitigation Dept. Speak directly to them and they will negotiate short sales if the mortgagor cannot retain the home. They can also assist in modifications if retainment is a possibility. If you are a broker, get a signed affidavit from the mortgagor and fax it to the lender so you can be the liason for the mortgagor and lender/servicer. - Thu Oct 23 2008, 06:14
