SITUATION: When my husband and I made the decision to move 3 1/2 hours north to Ormond Beach, FL, we listed our home with a local MLS realtor and sold it for our asking price much sooner than we expected! We weren't fully prepared to move and the buyers insisted on a 30 day or less closing date. We hadn't found a house yet in Ormond… didn't know which areas were desirable or reasonably priced… and many homeowner associations posed a problem for us. My husband owns a Home Improvement business; drives a cargo van and a 16' trailer and most HOAs had restriction that wouldn'tallow these vehicles. I wasted a lot of time looking at properties on my own before finding this out! How on earth could we find a house, pack and make all the necessary arrangements needed and do it all within 30 days?
SOLUTION: In a word - Caryn Baker. From the onset we found Caryn to be pleasant, extremely knowledgable about the area and she cheerfully committed herself to the challenge. She listened (really listened) to what we wanted in a home; the wooded ambiance we were looking for in a location we liked, and in the price range we could afford. She knew that we felt a little overwhelmed with the complicated process of moving relocating in an impossibly short period of time. She scoured the MLS listings as well as the area newspapers for us while we were packing and getting ready. She would email us the listings that might interest us because they were vacant, in excellent locations, and/or the owners were willing to close quickly if the house happened to be owner-occupied. Then, because time was limited, she volunteered to see each house that interested us to eliminate those that didn't meet our needs! When she found 4-6 houses, I would drive up and see them with her. It didn't take long to find the "perfect home" for us. Caryn didn't waste one minute of my time. She knew the market and knew what we were looking for. Within 3 weeks she found the perfect house for us, had us pre-approved for financing with a very reputable mortgage company, made the appointment and attended the home inspection for us… obtained the survey we needed and best of all, our closing was the smoothest we had ever experienced. Whew!
Anyone asking us to recommend a realtor will get Caryn Baker's name. She walks her talk. If she says she will do something, she does and does it well the first time.
