Buying a HUD home can only be done through an approved Realtor and you have to place your bid online. HUD is offering ispecial ncentives to owner occupied homebuyers but not investors. You can by a HUD home for $100 down and HUD will pay $2500 to be used for closing cost or on the principal to reduce your mortgage amount. Closing cost include title search, mortgage applications, appraisals, and other cost required by the mortgage company. www.nhmsi.com gives you more information on how to purchase a HUD home and is the place where you place your bid. The bank owns the home but has it listed for sale with a real estate company. The only way to view the house is through a real estate agent. So, go ahead and call your agent. I am sure he/she will be glad to show you the home. - Fri Jul 18 2008, 05:17
If you really want this home, then I would offer at least 80% of the asking price. I was told by an associate Realtor in our company who lists HUD homes that 80%-90% of he asking price was what hey were seeing as being acceptable by HUD. Good Luck! - Wed Jul 16 2008, 05:11

It really does not matter which bank owns the property now, if it is listed by a real estate company, you will have to use a Realtor to purchase the home. But you can find information about the home on the county auditor's website or information about the sheriff sale on the county sheriff's site. To find those just google them for a search.
