I grew up in South Florida, so I'm a beach person too. I get to Savannah as many times a year as I can sneak away. Tybee Island is my favorite spot.
I have lived in several different areas of the metro Atlanta area. I currently work and reside in the Dawsonville/Dahlonega area and I can say that BY FAR, it is the nicest place in Georgia I have ever lived. We are right next to Lake Lanier. We are at the end of Hwy 400, which is an easy commute to Atlanta. Dawsonville is a more "current" town with modern shopping, an outlet mall, etc. Dahlonega is like a little town stuck in the past. It's quaint, and comfortable. There's many events such as Gold Rush events in Dahlonega. It's a huge tourist spot. The mountains are the most beautiful in all of Georgia. The Applachian Trail is nearby. The entire area is just gorgeous, especially right now with Spring looming all around.
Also, in Dahlonega is the University of North Georgia. It's a wonderful college, and partly a military college.

Wow, I can't imagine a broker not getting back to you for a week. If you have not signed any contracts or agreements with this broker, you are not obligated to use his services. I would make a valid attempt to reach him, or his broker immediately. Also, unless you signed an offer to purchase, and it was signed and accepted by the seller, there is no contract.

The answer is No. The seller incurs the expense of the sale. Some would like you to believe that the commission is added to the price to cover, thus the buyer foots the bill. This is not the case. The facts are that the house must appraise for the purchase price. Lenders will not loan more on the house than the appraisal, so adding commission on the top is not possible.
Sellers know the value of hiring a professional to market, and then represent the sale of the property. And they are willing to pay for this service. - Sun Feb 24 2008, 17:32
