Rather than focus on commission, I would suggest you focus on results. The value of getting where you need to be, sooner rather than later, can overcome any benefit of paying a reduced commission. The old adage is true, you generally get what you pay for...and you want to pay for results.

Hello Vijay!

Thanks for asking an astute question. Although we are unable as real estate agents to provide a professional opinion as to the future value of a property (it's unethical as we really can't know for sure), I will share some insight on future conditions and how it relates.

I ALREADY have buyers that are looking to purchase close to the new city center. These are people who want the comfortable lifestyle of the idyllic neighborhoods iike NewCastle in San Ramon, but want to be able to walk to urban areas offering shopping, dining and events.

When it comes to actual valuation, west side Danville properties are generally higher priced, escpecially when they are within walking distance to downtown Danville. Ditto, Alamo. The indicators are there to say those homes in closest proximity have the potential to increase the most.

That being said, San Ramon as a whole should benefit. We have awesome schools, but are missing the character of a city by our lack of an urban center. Our city planners have been working diligently to come up with the right mix of buildings and magnet businesses. Once our urban area is up and running, San Ramon will have it all...jobs (think 9 million square feet of offices in Bishop Ranch), great schools and an identity! - Fri May 30 2008, 16:05

Thye price per square foot is generally directly associated with age, condition and location. The overlying factor can often be size. For some basic parameters, larger homes (2000+ sq ft ) in Windemere are generally ranging from $280 to $335 a square foot. The smaller homes are generally being offered in the $340-$380 a square foot. Some of the differential may be attributed to builder upgrades and lot size, some to the motivation of the seller. Hello Homebuyer08,

I believe it's possible that you might find a home in one of these communities in the price target area. Spring selling season is not pertinent to this question. The level of inventory is. What you will find is that the best incentives are on homes that are about to be "inventory" homes...homes nearing completion with no buyer.

There are benefits to working with a Realtor when purchasing new construction. It costs you nothing, and you gain representation. If you're interested, please contact me.

Hello JC,

Windemere per square foot prices are driven by location (neighborhood), builder, and standard amenities. Builders tend to "test the waters" with build-to-order product. If, however, construction is nearing completion, or a contract fell out (from a formerly committed buyer) you will begin to see generous incentives.

My advice would be to work with a realtor, so that you have someone representing YOU, not the builder in the negotiation. Most builders require that the agent accompany you on the first visit, or they consider you "their" client and will not allow representation. Some go so far as to say that if you registered on their website for additional information that they are procuring cause and refuse to allow an agency relationship.
