There are significant differences between these two forms of credit approval. A pre-qualification simply means that the Buyer has "told" the lender what their income and debts are and based on this informtion, the lender will pre-qualify the Buyer for a certain loan amount. This is just a "stake in the ground" for the Buyer to give them an idea of what price points to look for and are virtually meaningless to anyone else. In fact, when I represent a Seller and I receive an offer with a pre-qualification letter, I will ask that it be replaced with a pre-approval letter before the Seller will negotiate the offer.

A pre-approval is different because the lender has actually pulled a credit report and verified much of what the Buyer told them prior. So now the lender has a much better idea of the Buyer's credit position and will generally issue a pre-approval letter with certain condtiions. These conditions can include proof of finances and other items that will be required by an underwriter. A Buyer with a pre-approval letter is in a much stronger position than one with just a pre-qualification letter.

There are 100% programs available. These can be a combination of pure 100% or two separate mortgages that total 100%...80%/20%, 85%/15%, 90%/10%. These are the most common programs. With good credit and little consumer debt, a Buyer will have access to many different mortgage programs. And these programs change almost daily. It's a good time to be a Buyer.

I am interested in finding a foreclosure home in the plano-frisco area .

Mathew,

You have plenty of time to find the right home. It usually takes a little longer to find a foreclosure that will work because so many of them are in need of rehab and are in poor condition. So it may depend on how much of this you are willing to take on and also if the property will have enough value before rehab for a mortgage. Lots of different issues involved in foreclosures as opposed to an individual homeowner selling their home.

I did a quick search of the Plano and Frisco areas and found about 150 foreclosures priced from $80,000 to $1M+. I chose 10 properties priced under $210,000 just to give you a perspective on what is in the market. Click the link below or copy/paste it into your browser...

How do I find a good lender ? I am a first time buyer with a good rating .

Mathew,

Congratulations on taking that first steps to becoming a home owner. This is an exciting time to be a Buyer because of the many choices that are available. And your question is a very astute one because the mortgage side of the home buying process is just as important as the home you choose to buy...because you will most likely have them both for the same amount of time.

A couple of things to consider...

1. As with any profession, the best way to find a good lender is through a referral. Ask your friends, family and associates who they would recommend and compile a list. Take notice if there are any duplicate names as these lenders should make your short list.

2. Watch and listen for commercials and ads where the lender focuses on customer service rather than rates and programs. Every lender has these...but not all know the first thing about how to service a customer. And this will be the most important part of the relationship. This is a very fluid business right now with changes hitting us everyday. A lender that can provide you with assistance through the turbulence with a focus on having you as a client for life will be your best bet.

3. Make sure that the ones you speak with are willing to spend the time to educate you on this process. Being a first timer, there will be a lot to learn.

4. Also ask how closely they will work with your Realtor. This is extremely important because the structure of the purchase contracts are tied directly to the mortgage programs and need to be worked together.

If you have a Realtor that you trust, ask them for a referral. Generally, the ones that they have worked with often have treated them and their clients well.

I commend you on wanting to make a better life for you and your children...and becoming a homeowner is certainly a great way to do that. And please don't think that your credit may prevent you from accomplishing this. You would be surprised at what some lenders can do these days with a Buyer whose credit is less than perfect.

As was suggested in some of the other answers, the best way to start the process is to have a lender analyze your credit situation and advise you on exactly what programs would be available for you. Typically, you will know within 24 hours exactly what your options are. What I found is that for comparable houses, currently listed properties are priced at an average of $81/sqft. Whereas comparable houses that have SOLD are in the $72/sqft range. That's a difference of a little over 10%. Your house was listed at $82.39 which basically says it was priced at 10% above market. In addition to the lack of marketing that was provided, this pricing probably had a significant impact on your ability to sell. No one likes to hear these numbers. But unfortunately, the market is continuing to adjust and home values are taking the brunt of this.

I am going to guess that your house is 625 Chestnut Ct. And just looking at the MLS listing tells me at lot about why you may not have gotten very far. Royse City is a very active area right now for Buyers. But they have to know about your home before they can get interested. I am sure you know this but stats show that 80% of Buyers start their home searrch on the Internet...even if they are working with an agent. So Internet exposure is critical in this market...and it doesn't appear that you had much. This is an area of marketing that I specialize in.
