What are you trying to accomplish? The best possible price? If so, remember that the best deals are made, not found. Expert property search, analysis and negotiation can best be done by a Realtor with experience and market knowledge. Unrepresented buyers often play right into the hands of a listing agent who can negotiate with a distinct advantage, collect both sides of the commission and cost the buyer more money because they do not have enough information and skill to get the best value.
What are the chances that the perfect property for you will be held open at the right time, and you'll find it, and it will still be available, and at the right price, and you will close the deal without a professional, experienced agent? Do not pay for buyer's agency, and do not confuse commission with price and value because, in relative terms, you maybe focusing on pennies and costing yourself thousands of dollars!

When considering a property for this, your first stop should be to the city Planning & Zoning department to verify the zoning, which dictates property use. Make sure it is legal to have more than one dwelling unit on the parcel. Next, if you plan to expand the footprint, check the plat survey to make sure you do not encroach on any setbacks or build lines. Next, you will need to go to the building permits department at the city, once you have a specific property and expansion plan. One tip is to find neighborhoods where this has already been done with other property, and likely the zoning and neighborhood deed restricitions will not be prohibitive. Hope this helps.

Well, we're proud of our vast shopping options, even when it comes to homes! If you want a single-family detached home, you'll find quite a few, especially if up to around 2,000SF is large enough. There are many townhouses & condos in that range, but you must consider the homeowner's association dues in your monthly payment budget. Plano is a large suburb, with a population well over 200,000 and a diverse mix of neighborhoods and home sizes and values. Two recommendations: 1) come to Plano and drive around if you can and observe the differences from area to area, and 2) get an experienced agent who knows Plano and have them help you compare homes and neigborhoods so you'll be delighted with your purchase decision. Home buying is a big transition we don't make often, and your agent matters!

Many good books on negotiation recommend getting a buffer between you and the other side via representation, which is why countries have ambassadors, celebrities, authors and athletes have agents, etc. Obviously, Trulia is a place agents try to find business, maybe yours, but please seriously consider the advice to get expert representation and not just react to the solicitation. If you insist on representing yourself, you will likely miss out on rebates and bonuses not disclosed or offered to unrepresented buyers before you even start. Alternatively, become an expert yourself in resale values, what Darling has actually sold the homes for compared to asking price, Allen land and development trends, comparison to other builders and surrounding communities and the construction process. This is a start, but only a fraction of it. As for strategy, be prepared to walk away if the terms are not right and hopefully you will get the deal you want. If you do not want to work with a Realtor, consider finding an Allen homeowner or friend who has built more than one home and get them to come with you and help evaluate.
I am curious, since buyer's agency is free and can literally save you thousands or even tens of thousands, why would you not use professional representation? Realtors would not facilitate 98% of transactions if we offered no value. Consider other ways of finding agents than yellow pages.
