Joshua, maybe it's the location of your property AND the price. Are you paying any concessions to the buyer? There could be a number of reasons why it isn't selling. The market isn't the same as it was last year and unfortunately some areas have declined in value more than others. Good luck.

Chan, if you can find a townhome that new for that price in Sunnyvale, that's what they are selling for if the home is 25 years old. It depends on what zip code or schools the townhome is located in. If it's 94087 that's an average price for an older townhome. Good luck. Let me know if I can help with anything. My office is located on De Anza Blvd. in Cupertino. Take care....

Raj, did your realtor give you some comparables to view? Generally a 2/1 is harder to sell, but to some, that doesn't matter. Will you be living in the property? It's really hard to say what the market will turn out to be like in a few years. Good luck.
