Do you use Craigslist in your marketing?

Whatever you might buy at the courthouse steps, find out first is a reputable title company will issue title insurance or not. Most courthouse steps sales have redemption periods, arcane timelines for statutory processes to occur, etc. On top of that, there may very well be lenders who will outbid you in order to protect their investments. Unless you have lots of time and patience, go instead for investment proiperty with positive cash flow. - Thu May 8 2008, 20:29

"In this market..." Each market is localized; In general, buy real estate as an investor, based on best cap rate and projected appreciation and rent a residence located where you need to live for your everyday life (family, job, schools, etc.). - Thu May 8 2008, 20:21
Specialties
My specialty is Padre Island (78418) and Mustang Island (78373), particularly waterfront vacation homes and condos. I also work with investors in these areas, especially those who wish to buy a second home, use it part-time, and have it rented short-term when they're not using it.
Interests
Boating and golf...it's a good thing I don't fish, so I still have time to work.
