I have been in the real estate arena for over five years. When I started out my plan was that I would just get into real estate part-time, but it had a way of sucking me in. It is a great challenge and wonderfully rewarding. There are no two transactions that are the same. There are no two clients that are the same. Real estate is a consistent evolution and ever changing atmosphere which makes it very exciting. If I could sum up real state in one word it would be "unpredictable", and that would be the reason I love it!
Real estate has given me the gift of flexibility. I can continue my education, spend time with my daughter and still work full-time. There are not many careers that offer this independence. I am in control of my time and although I definitely work more than the "40" hour work week, there is comfort in being able to choose those hours.

I enjoy dealing in all of the services offered at Group One, but I specialize in relocation's. Relocation can be a stressful time in the lives of the family moving away from their homes and into a strange city. I find it very rewarding to help these people. I have the resources to find my clients a short-term rental before they even arrive in town, this way they feel as if they are on vacation while we shop for their new home. I feel very blessed to be able to help families transition to a new city and then into a new home.
I am grateful for the experience I have had in relocation's, it is a blessing to have met so many interesting people while helping them get off to a good start in the city of Corpus Christi. I can only hope that I made a difference in the relocation experience for them.
I'm currently enrolled in school and working toward a degree in the field of Psychology of consciousness.
I have broad interest, but this is something I'm very interested in and personally passionate about.
I try to dedicate as much time as possible to the study of this science.
I'm really just enjoying the ride right now, I love the ability to formally study and learn something I've had such a zealousness for the past 15 + years. I feel very lucky to be able to have a full time job in the real estate arena (which I love) and still be able to devote time to my passion and the advancement of my education. I consider myself lucky, fortunate, golden, happy, prosperous and successful in my life or; just plain blessed, for those of you who prefer not to believe luck.
My future plans include being able to participate in clinical studies and experiments concerning the human consciousness. I'd enjoy devoting my time and energy to study these unexplored avenues. However; regardless of the roads I take in the future I know for certain that real estate will not be, for me; the path less traveled.

I'm not positive about your MLS but on mine just go to the "tools' tab the "listing maintanence, then type in the mLS number for the listing you want to edit, then you should have the option to edit out your open house. If a quick sale is what you after...(and this is painful, I know but you ask) you will need to get your home in good cond. to compeate with other homes in your area that are curently on the market; then price it a little under market value. If it is in good condition and shows well, you should get offers with-in the next several weeks.

You have received some good advice already about the limited service listings. This is certainly the way to go if you want to sale yourself plus have exposure to more buyers....
However, I wanted to touch on another point. I am not sure if any of the other agents took the time to read over Molly's listing. I am not sure what the market is doing in and around the area she is trying to sale this condo but by reading her presentation of this condo, It seems a bit over -emotional and the part about her not caring about the market value, or market hype....and that the price came to her in a dream and will not change etc...I am not sure how potential buyers will regard this approach; considering she really does want to sale this property.
Anyway, just something to think about. Best of luck to you in your new venture.

Thanks! You all had some very good advice here. I am gong to take a lot of these suggestions and put them into practice. It seems I am hearing this question more and more and that is why I refer to it as the "milion dollar question" to my clients. I always do a buyers CMA, some take the advice others don't. S... In my experience in the short sales I have personally been involved in, in Texas.(they vary from state to state)
The bank offered 3% to the B.A. and 3% to L.A. I cannot tell you if that's standard or not. Short sales, IMHO are very time consuming for the agent and very stressful on the buyers b/c they take a very long time and usually it is just time waiting and calling and waiting and calling (sometimes for months). I will be the first to admit I am not the authority on short sales but to be honest I have seen many short sale deals fall apart at the last minute, so usually the fee is 0%. lol. The hard things with short sales is that they can only be listing as "possible short sales" b/c if I'm not mistaken; (and please anyone correct me if I'm wrong b/c I'd like to know for sure) their has to be an offer on the table first, then the listing agent needs to submit a short sale package to the lender before the bank will look at and approve a short sale. I believe then it is determined how much less the bank will take for the home. - Mon May 5 2008, 11:14
I think this post has received many educated, well thought out, and humble responses.
As nice as it would be, It is not our jobs to continue to try educating people who refuse to listen; much less, believe the facts.
Unfortunately, it seems that some people may be projecting their bad experience with a past real estate transaction or foreclosure onto ALL people involved in the real estate transaction(including lenders, appraisers,inspectors etc) However, although we all know this is not factual; it is like beating a dead horse in trying to dis-prove their POV's. Chances are they will go into their grave before seeing the facts. That doesn't make them right it simple proves the do not see the bigger picture, past their own personal experience. It is much like the blind man holding onto an elephant's trunk and being ask, what is it? The blind man answers, a large snake.
I think our time would be better spent on buyers/sellers who actually need and appreciate our services , than wasting energy on someone who has been so openly negative, offensive and downright nasty concerning our entire profession despite the fact that SO MANY professionals here have really tried being open, honest . educating and courteous with the replies they left.
