This is a strong buyer's market, but well-priced and well-marketed homes are still selling. Interview some Realtors regarding the sale of your home to gain a better perspective of how to proceed for the best results! A Realtor can analyze the market and tell you exactly what homes your home will be competing against, and should give you suggestions on how to maximize the return on your sale. And if you're looking to buy, I also highly recommend enlisting the aid of a Realtor. How much do prices have to fall before Buyers will make an offer?

There's obviously not an easy answer to that question. You control the price you ask for your home. Your Realtor controls how much exposure it gets on the market. But no one controls the market, and this is a significant influence on selling price. Unfortunately for a lot of buyers, now that the skyrocketing market has settled down to something closer to normal, the prices that spiked upward with the market have been far more sluggish in coming down. Many sellers bought at inflated prices and now can't afford to sell their homes at a price the market will truly bear. But so many factors affect the competitiveness of a listing that it's really not possible to say where the watershed moment for that home's price will be. - Wed Jun 20 2007, 20:17

Of course! It doesn't always look good, unless there's a great reason why you did it - for example, if the home was under construction and the listed price reflected that, and now it's completed - but even pricing errors can be corrected. Your Realtor should not object to doing this. But YOU, as the seller, control the price. Your Realtor controls the exposure your property gets. But NO ONE controls the market, and that is ultimately what has the greatest impact on your price. Buyers will tell you if your price is too high - or too low! Did your Realtor do a Competitive Market Analysis (CMA) for your property? This will give you comparable properties to yours, and at what price those properties sold. I like to give sellers a CMA showing not only sold properties, but also active listings so they can see what their property is competing against. If you have those things, and they point to your price being too low, then ask for a price change. Good luck! - Wed Jun 20 2007, 20:10
