hi Michael,
sites like Trulia and Zillow often pull information from the public record, and report the square footage that is termed ABOVE GRADE. So, if there is a basement, it may NOT be included in their square footage since most basements are considered BELOW GRADE.
That is just one of many compromises you get if you rely solely on sites like Trulia, etc. for your info. Work with a local REALTOR (like me :-) and we get you the accurate information.
