About Me
I'm almost a native to Colorado; as I've lived in Colorado for over 27 years. My extensive background in the corporate world includes positions in sales, marketing, advertising, management, tourism, hotels, and destination management; all of which are a huge asset to me in real estate. I also utilize my 20 years as an active real estate investor and landlord to assist clients with their real estate needs.

My motto is to be "The Expert you Can Trust", for clients up and down the Front Range of Colorado. I mainly do business in El Paso and Douglas County; focusing on Colorado Springs, Manitou Springs, Monument, Palmer Lake, Fountain, Larkspur, Castle Rock, and Woodland Park. Some of the neighborhoods that I specialize in are Rockrimmon, Mountain Shadows, Patty Jewett, Old Town, Old Colorado City, Security, Widefiled, Fountain, Little Ranches, Park Park, and Woodmoor.

I'm passionate about living in Colorado, as it's a wonderful state to live in. There is nothing more amazing then the beauty that mother nature provides.

I just recently received my ABR designation and am working on getting my GRI, which consists of 16 classes. I'm committed to education and continuing to improve my knowledge in the industry. I've also attended numerous workshops on short-sales and in the process of helping several different buyers and sellers throgh the short sale process.

Paul: Here's some web sites for the local schools that you may want to check-out:

http://www.cde.state.co.us/utility/k12schls.htm -- provides links to different school districts

http://reportcard.cde.state.co.us/reportcard/CommandHandler.jsp -- Here you will find info. about individual schools across Colorado. You can search by district, county, cities, zip codes.

Also, here a link to a blog I wrote this morning about how to find the perfect Neighborhood, you may find it helpful: http://coloradospringsrealtor.wordpress.com/

Like all cities, neighborhoods vary vastly. What part of town will you be working in? That may help narrow down neighborhoods. Since the population is around 600,000 for the entire area, some areas have worse traffic than others. Email me offline and I'll give you some more information. ww.kathytorline.com; KTorline@msn.com - Mon Jun 23 2008, 20:05

Kathy Torline answered:
Once the property is listed for sale, the lender will also do a variety of steps to make sure the property has been priced correctly for the market conditions. One misconception in the marketplace is that lenders will take any offer on short sales because they don't want own to properties. The banks don't want to own property, but they will only take offers that are with an acceptable range of an appraisal or BPO's. - Wed Jun 18 2008, 12:23

No, Buyer's Agents typically do not charge any type of retainer, as they make they money when your home purchase is completed.

The commission a Buyer's Agent receives is typically paid for by the seller. A seller typically pays a commission to sell their home; the commission is usually split between the Buyer's Agent and the Seller's agent.

If you would like a copy of my Free home buyer's guide, feel free to email me or visit my web site. It's a very comprehensie document that explains the steps involved in buying the home.

Best of luck purchasing a home! It's a great time to buy in Colorado Springs. - Sun Jun 1 2008, 18:07
