Making a reasonable offer in Colorado Springs?

Hi Susie,
Step one is make sure you are working with a Buyers Agent, and NOT a Transaction Broker. In Colorado, only a Buyers Agent is Your advocate, where a Transaction Broker is neither parties advocate, and just wants to put the deal together.

Step two, is make sure all your financing/funding is ready before you make an offer so a seller knows you are serious, and don't make any offers contingent upon a sale of another home.

Step three, is if you don't don't fall in love with just one house, a low offer can be just fine. Just be aware you might offend some sellers. Homes are like cars, there will always be another if you can't put a deal together.

Step four, be patient and have fun. It may take a few tries, but you can get a great deal on a great house in this market.

Fact, no company has sold more homes in Colorado Springs than RE/MAX Properties, since 1989.
Fact, we sold more real estate than our closest 2 competitors combined last year.
Fact, we don't even have the highest number of agents, but still out sell our competition.

You may fall under the debt relief act that took effect recently. Here is the link to that act, along with the form you will need to file if you in fact receive a 1099 for the deficency. Please read the information and follow it up by consulting an accountant.

You are looking at one of the most expensive homes in the neighborhood. While there have been several new builds sold around that range, there hasn't been a resale over $299k. This pocket of homes is surrounded by much less expensive homes, which will make resale VERY hard. You should always purchase toward the middle or bottom price range of a neighborhood.
