Having brochures gives potential buyers too much information and then they will come to their own conclusion about your home which is probably wrong! They may think it's too high price and the pictures can't show everything. If they are interested, they will call their agent to set a showing or call the sign and ask questions, if they call we can at least describe all the qualities and defend the price. - Tue Apr 22 2008, 09:51

We need to educate our sellers about the market. Power pricing your listing is key in today's market, there are still buyers out there but they are all looking for a deal, so making your listing stand out is key and the way to do that is pricing and positioning. If you price your listing like every other home that is Active and not selling then your listing will sit just like the others, so educate your sellers and get them to understand the simple law of economics, lots of inventory = lower demand. In fact, if you price it correctly then you may even get multiple offers which will the drive the price up. Higher than normal commissions do not make the house sell quicker because ultimately it's the buyer who choses the house, not the agent. The buyers have to like the house and if the house is priced right and shows well it will sell. - Wed Apr 2 2008, 22:20
