There are many wonderful schools in this area. My daughter attended Houston High, Houston Middle and Farmington Elementary so I know personally how great those schools are. We chose to live in Collierville so she could attend those particular schools. Collierville is a suburb of Memphis and about 30 minutes away from Memphis. I also know many people who love many of the other schools, both county and city. The best and fastest way to get a 500K house for 300K is to buy a foreclosure that needs a lot of work , but will be worth 500K when it is refurbished and redecorated. You need to find an agent that specializes in foreclosures and can give you comps on such houses. I can find one for you if you need me to since foreclosures are one of my specialties. An agent can also tell you what the usual inventory is for that price range. It could be close to normal. As far as inventory, three years from now the housing market may be completely different and there will be very different houses on the market at that time. If homes are not selling in the price range above 300K they may drop some, but it is doubtful they will drop from 500K to 300K unless they need a tremendous amount of work or the seller has a lot of equity and desperately needs to sell the house. People who do not have to move will just take their homes off the market until they feel prices are better. Estate sales offer a possibililty . But waiting is not the answer. - Sun Apr 27 2008, 14:43

It is O.K. to accept a contingent offer, but be sure to have an agreement to keep your house on the market.
Also, be sure to have a short period of time 24-48 hours in which the buyer will set a closing date if you receive another acceptable offer. - Thu Apr 24 2008, 15:02
