Amanda, You may be having a problem with communication with your agent. What I'm suspecting they are saying is that the taxable value is based on a value of $133,563 and perhaps the taxes would be too high to keep your payment in line. If you were able to negotiate this property down to 107K next year you could very likely protest the taxes successfully because you were able to buy it lower. I would recommend that you sit down with your agent and/or your lender and have a discussion about this. Don't quit until you understand what they are trying to tell you. - Thu Jul 9 2009, 10:27
Will, if it sounds too good to be true it probably is! Having tried to work with Realty Trac for a while I found out that many of these were old listings, and some of them weren't even foreclosure properties. My best advice is not to focus on one category to fulfill your homebuying needs. Foreclosures aren't necessarily huge bargains and sometimes even better bargains can be found out there in the general listings. One of the best bargains I ever helped a client find was a home that had gas and utility cut off hangers on the door...an obvious sign of a homeowner that's having difficulties.
Get a great agent that's well versed in negotiations and that you're extremely comfortable with and talk it over with them. They'll find you the right home whether it be a foreclosure, a short sale, distressed, or just a great house in a great neighborhood that the fit is right for!

Dear May, it all depends on whether the carpet will appear fresh and unworn when cleaned. If the carpet is stained, or has holes in it, or is a color that most people are not going to want, you would need to replace it to maximize your resale value. If the carpet is fine, but just needs a little freshing up then by all means clean it and leave it.
Some people advise giving a carpet allowance. I advise against it if at all possible. Most buyers will walk the aisle at Home Depot and pick out carpet that costs $30 a square yard thinking it's an average carpet. New builder homes are built every day with carpet that costs roughtly $10 per square yard. when the buyers calculate what the allowance should be they will come up with an inflated estimate.
