Yes you should be able to get a loan for most of it, but you will most likely have to put down some cash to give the bank assurance you will have some equity in the property. Or you could have someone co-sign with you to keep the interest rate lower. Call Coldwell Banker Mortgage, 888-816-7502, and see what they can do for you. Assuming you are working well with your realtor in Montvale, I am sure he/she can recommend some other communities nearby -- there are several in that upper Bergen County area that fit the bill. Rivervale, Norwood, Ramsey, Mahwah come to mind. If you need a referral to another realtor to work with, let me know -- I know several excellent ones in that area. Good luck! - Mon Jun 30 2008, 11:14

It's the sellers' responsibility to remediate or remove the tank, it's the buyers' responsibility to discover if there is one. A good home inspector will look for signs of one without a separate tank search, such as a leftover fill pipe outside or evidence of a second fill hole in the wall of the basement. Of course, the seller probably does know, unless they bought the home without an inspection, which very few have done since the early 90's. I would speak to your home inspector, and see what they have to say. Of course, if the house was built before 1940, it is very likely there was one -- but it may have been in the basement, in which case you and the sellers are home free! As one of the top realtors in the Teaneck area of Bergen County, I can tell you that things have started to pick up in the last month or two. While there is still substantial inventory, more buyers are showing up to open houses, more deals are being negotiated, etc. Are some houses still being reduced? Of course, esp. when they have been static on the market for a few months. However, with rates still very reasonable, and sellers not so insistent on pricing their houses above market value, things are picking up a bit... I have 25 years experience in the business, and have seen all sides of the marketplace. If a seller wants to sell, they will. If a buyer is tired of waiting it out and wants to buy, they will. I am very much a fulltime realtor with 25 years experience in your area, and can definitely help you. My office is in Teaneck and we do quite a bit of business in BErgenfield. The short answer to your second question is that the market has picked up quite a bit in the last month, but sellers still need to price their houses realistically in order to attract showings because the inventory is still high.
