I had a feeling it was Pheasant Run. I know that Andy, Resort Property, handles the Association, Club House, Exercise Facility, etc, and he does manage many of the condos in there.
If your contract has expired with Resort, and there are no restrictions in your HOA documents, you should be able to hire whomever you want.
A good place to start finding the answers would be to call the HOA ( Yes, I know Resort handles it) and tell them to have a copy of the HOA recorded documentation for you to take home. And to highlight and/or give you the document that states all PRIVATELY owned Units have to use Resort Property Management (I'm not even sure that's all that legal?? - An attorney could advise you on that). Who knows, you may find that an employee of Resort mistakenly gave you that information.
Property values and rents have gone down in there. Several Bank 2/2 Foreclosures just sold for the LOW $80,000's, including one 3/2. According to a conversation I had with Resort Property Mgmt, about 3-4-Months ago, Rents were around $750-$775. That may have changed to bit lower now.
